Introduction
L&T Technology Services (LTTS) is a premier global engineering services company headquartered in India, known for its deep expertise across industries such as automotive, aerospace, industrial products, and digital engineering. With a strong focus on innovation, sustainability, and digital transformation, LTTS has built a reputation for delivering cutting-edge solutions that drive growth and efficiency for clients worldwide.
In line with its commitment to sustainable development, LTTS embarked on a visionary project to build India’s first Net Zero Carbon Design corporate office at its TC4 campus in Chennai. This landmark initiative aims to reduce both embodied and operational carbon emissions through sustainable construction practices and the use of renewable energy. The office also integrates smart technologies to enhance energy efficiency, ensure superior indoor air quality with RESET-certified monitors, and improve employee well-being. By aligning with global green building standards, LTTS is setting a new benchmark for environmentally responsible and future-ready workplaces in India.

Problem Statement
The LTTS TC4 Corporate Office project, designed to be India’s first Net Zero Carbon Design corporate facility, was an ambitious step towards sustainable and future-ready infrastructure.
One of the primary considerations was integrating advanced monitoring systems that could align with green building standards.
Key challenges addressed during the project included:
- Reduction of embodied carbon emissions through sustainable construction practices.
- Offsetting of operational carbon emissions by integrating renewable energy sources
- Maintaining indoor air quality (IAQ) as a critical component for achieving Green Building Certification.
- Ensuring employee well-being and reinforcing environmental responsibility through continuous IAQ monitoring and management.
- Enhancing the efficiency of Net Zero strategies across Energy, Waste, and Water systems.

Solution - Airveda Construction Pro
- The solution was implemented to enable precise indoor air quality monitoring and real-time control of HVAC systems, supporting healthy workplace environments in line with WELL and RESET standards.
- Airveda deployed its advanced indoor monitoring systems (Model: PM2510CVTH-W/COSNOZ-IEYE-MBIP-T-WB), capable of tracking PM2.5, PM10, CO2, TVOC, CO, SO2, NO2, Ozone, temperature, and humidity. The devices offer RESET-grade precision with IP55-rated weather protection, making them suitable for indoor and semi-outdoor deployment.
- To enable ambient air quality benchmarking, outdoor monitoring units were installed across the campus. Real-time data was seamlessly integrated into the building’s BMS (Building Management System), allowing automated ventilation control and reduced energy consumption.

Seamless BMS Integration – Real-time IAQ data directly feeds into the Building Management System, enabling intelligent HVAC adjustments based on pollutant thresholds.

Comprehensive Coverage –62 indoor units deployed across the office, with 3 outdoor monitors for accurate indoor vs. outdoor comparisons.

Accuracy & Durability – RESET-certified monitors with IP55 weatherproof housing, designed to perform reliably in varied indoor and edge conditions.

Data Resilience – Up to 48 hours of onboard data storage, ensuring continuity during power or connectivity interruptions.`
